Terms of Service

These Terms of Service ("Terms") govern your access to and use of ProbateWire ("ProbateWire," "we," "us"), a data subscription service that compiles and delivers public-record probate and estate court filings for South Carolina counties. By subscribing to or using the service, you agree to these Terms.

1. The service

ProbateWire compiles newly filed probate/estate cases from public county court records, matches them against public property records where possible, and delivers a scored list to subscribers by email on a recurring basis. All source data is drawn from public government records. Every record we deliver can be independently verified by the subscriber at the relevant county portal.

2. Subscriptions and billing

ProbateWire is offered as a recurring monthly subscription priced per county, billed in advance. New subscriptions may include a free trial period; if a trial is offered, you will not be charged until the trial ends, and you may cancel during the trial at no cost. After any trial, your payment method is charged the then-current monthly fee, and the subscription renews automatically each month until cancelled. Payments are processed by Stripe; we do not store your card details.

3. Cancellation

You may cancel at any time, effective at the end of your current billing period. See our Cancellation & Refund Policy for details. There is no minimum term and no cancellation fee.

4. Acceptable use

The data is provided for your own business use in identifying real-estate opportunities. You agree not to resell, redistribute, or sublicense the delivered data as a competing product. You agree to comply with all applicable laws in your use of the data, including the CAN-SPAM Act, the Fair Credit Reporting Act (FCRA), and any Do-Not-Call regulations. ProbateWire data is public-record business intelligence and must not be used for credit, employment, tenant-screening, or other FCRA-regulated eligibility decisions.

5. Accuracy and no warranty

We compile from public records and take reasonable care, but we do not warrant that every record is complete, current, or error-free. The service is provided "as is," without warranties of any kind. Subscribers are responsible for independently verifying any record before acting on it. Nothing we provide is legal, financial, or investment advice.

6. Limitation of liability

To the fullest extent permitted by law, ProbateWire's total liability for any claim arising out of the service is limited to the amount you paid us in the twelve months preceding the claim. We are not liable for indirect, incidental, or consequential damages.

7. Changes

We may update these Terms from time to time. Material changes will be communicated to active subscribers by email. Continued use after a change constitutes acceptance.
